If you are buying at 4715 Canoe Creek Ave, you are joining the Canoe Creek Homeowners Association, and HOA membership is mandatory for every homeowner in the community. The association, registered in 2017, administers the common areas, enforces the CC&Rs, and keeps the community looking the way it does.

What the dues have been reported to run

Reported HOA fees vary by lot and home series. Local listings have cited roughly $159 per month for 33-foot lots (about $1,908 a year), around $201 per month for 45-foot lots (about $2,412 a year), and about $255 per month for 60-foot lots (about $3,060 a year). Some older listings show $100 to $160 per month, so the number for any individual home depends on its lot and when the dues were last set.

What the dues pay for

Dues cover the gated entry, the clubhouse, pool, spa, fitness center, pickleball courts, dog parks, walking trails, and common-area landscaping, plus the association's insurance and management. Part of the budget also supports the community's activities coordinator.

No CDD? Verify it

Several local sources note that Canoe Creek has no separate CDD fee, which is unusual for newer Parrish construction. At least one listing has shown a CDD, so confirm the current status with the HOA, the builder, or the Manatee County Property Appraiser before you rely on it in your budget.

The right move before making an offer: ask for the current HOA fee, the latest budget, and the CC&Rs, and review them during your due diligence. Roger can pull those details for you on request.
